Manager’s Update regarding Water Temperature and Pressure at 288 Whitmore St

The Water Heaters have been “tuned”, so we should have consistent water temperature now.  If anyone experiences fluctuation with temp. or pressure, please notify the Office.

If your water pressure is clearly lower than it was on August 27th before the work started, notify the Office.  If the low pressure is in a sink, try unscrewing the aerator on the bottom of the faucet.  If you find sediment or debris, simply bump it out of the aerator into the garbage.  Debris can accumulate and for some reason, it seems to be present after a water shutoff in only 1 or 2 faucets in the entire building.

Manager’s Messages for Residents on 8/9/2025

Dear Residents,

Reminder:  No smoking on HOA property.  A number of residents have been sitting on HOA property NEAR THE SIDEWALK.  We understand your preference to sit.  However, in every such location, smoke finds its way into a garage, stairwell, or the Pool area.  This is a problem for the non-smokers who are in those areas and the City of Oakland recently passed an Ordinance disallowing smoking anywhere on the grounds of a multi-family residence.  To comply with Oakland’s law and with our Rules, smokers must be completely off of our property.

The County of Alameda requires that the blue cover for the Jacuzzi (Spa) MUST BE OFF OF THE SPA DURING ALL OPERATING HOURS.  We know our Rule has been to place the cover back on the Spa when each resident leaves.  However, this County law must be followed.  Please remember this.  

The Manager will be on vacation the week of August 11-15.  The Office phone will be forwarded to a Staff Member or Board Member during normal working hours.  If you have a MAINTENANCE EMERGENCY, PLEASE CALL THE MAINTENANCE EMERGENCY PHONE #510-908-3218.  This number is stated on the Office’s outgoing message.

Tide Pods must NOT be placed into the dispenser trays

During the last week, we have experienced 2 washers being clogged because someone placed a detergent pod (soap pod) into the sectional tray which contains soap, bleach, and fabric softener.  Soap pods should always be placed directly into the washing machine, NOT in the sectional tray.  This clogging caused a leak from the machines onto the floor, which is a “slip and fall” hazard, not to mention unpleasant to walk through water.  Manager

Manager’s Updates June 14

The task with Alameda County has moved forward.  To reopen today, everything needed to go as quickly as possible.  Since this did not happen, we are anticipating reopening in the next 7-12 days.  Again, I will keep you posted as developments occur.

REMINDER:  Next Saturday night, 6-22-2024 from 9pm until Sunday 6-23-2024 at 6am, PG&E will shut off our electricity to replace a phone/power pole near the West end of Whitmore Street.  Our plans are much the same as the first instance.  We will communicate the plan with updates next week.  We will most likely hire a Security Guard company for this night.  The guard will patrol entrances, garages, and buildings.

A colorful motorhome and a Cadillac have been parked on Whitmore St. for 7 weeks and 2 weeks respectively.  If any resident is familiar with the owners (occupants?) of either vehicle, please contact the office with information.

Manager’s Updates June 6

The Pool/Jacuzzi process with Alameda County has moved forward.  We are still on schedule to reopen both of them between 6-14 and 6-28.  Positive interaction with the County official continues to lead us to believe that we will reopen in the earlier half the above time frame.  We believe work will begin next week and it will not take as long as we first feared.  I will send another email when we have a significant development.

Today, we all likely received a notice from PG&E in the US Mail informing us that the prior OUTAGE has now been rescheduled to start Sat. 6-22 at 9pm and finish Sun. 6-23 at 6am.  The Board, Staff, and I expect to be quite well prepared for it, since we already had “Round 1.”  Another official communication will come as we approach June 22nd.

288 Whitmore St elevator January 17 update

Star Elevator has expedited the troubleshooting and repair job of the elevator.  Star’s troubleshooting team will be here tomorrow morning.  If the problem causing the elevator to fail is reasonably easy to identify and fix, which we anticipate, the elevator will be placed back into service tomorrow.  If not, I can only say I will hope it will be Friday and I will continue pushing Star to accomplish this by Friday.  

I will advise you of the outcome tomorrow.

2005 Pleasant Valley’s garage driveway closure hours for October 23 through October 26

To the residents who park in 2005 Pleasant Valley’s garage,

The project has proceeded well.  However, it has taken an extra day, because the vendor had to dig a few feet farther down than expected. 

The remaining schedule currently appears to be:

Sat.-Sunday    No work.

Monday:          Fill in the pit in the driveway with the excavated dirt and repave the work area.

Tues.-Wed.      No work.

Thursday:        Pressure test with EBMUD Rep. present.  Driveway will be unavailable until this test is completed.  We anticipate midday. We believe this will be the end of the work. 

We believe that only next Monday and Thursday will be days when the driveway is closed.  Driveway closure hours will be from 9am to 5pm, although probably a shorter period of time on Thursday.

2005 Pleasant Valley Ave Roofing Update

Dear Residents,

Armstrong Roofing will be on our roof Wednesday October 4 to perform “checklist” items only.  This will not involve any spraying or application of finish coats, since these were both completed last week.  This will be small things such as screens on roof drains and redirecting one roof drain.  They expect to use no blower, as in for cleaning.  Therefore, we should have little or no debris and a low level of noise.
