2005 Pleasant Valley’s garage driveway closure hours for October 23 through October 26

To the residents who park in 2005 Pleasant Valley’s garage,

The project has proceeded well.  However, it has taken an extra day, because the vendor had to dig a few feet farther down than expected. 

The remaining schedule currently appears to be:

Sat.-Sunday    No work.

Monday:          Fill in the pit in the driveway with the excavated dirt and repave the work area.

Tues.-Wed.      No work.

Thursday:        Pressure test with EBMUD Rep. present.  Driveway will be unavailable until this test is completed.  We anticipate midday. We believe this will be the end of the work. 

We believe that only next Monday and Thursday will be days when the driveway is closed.  Driveway closure hours will be from 9am to 5pm, although probably a shorter period of time on Thursday.

Very Important: Monday-Friday October 16-20 a section of the 2005 Pleasant Valley Ave Garage Driveway will not be accessible.

Dear Residents who park their cars in the 2005 Pleasant Valley Ave garage,

EBMUD requires apartment buildings to replace their sewer laterals to improve the quality of the water entering the San Francisco Bay.  The HOA is having this work done starting Monday October 16th at 9am.  The project will take about 1 week, HOPEFULLY being concluded Friday October 20th.  Because this work will occupy approximately a 5 foot by 6 foot space in the R2 driveway area 75 feet from the garage gate, it will block the 2nd and 3rd parking inlets from 9:00am – 5:00pm only until the work is completed. No resident needs to move their car to allow this work to be done.

The other 16 hours of the day and all day Saturday & Sunday, the driveway will be open and usable.  If you need to drive your car between 9am-5pm Monday-Friday, the car must be out of the garage by 9am (parked on the street).  Similarly, you will not be able to re-enter the garage until after 5pm Monday-Friday.

We apologize for any inconvenience, but it is mandated that our sewer laterals be replaced.

Please submit your votes on the pool annexation referendum before October 17th

Dear Owners,

We are approaching our second “voting deadline” of October 17th and we still do not have enough Ballots to have a valid vote.  This is an important vote which will affect all owners financially.  If you have questions regarding this vote, please call the HOA Office at 510-547-6431 for more information and/or for a replacement Ballot if you have misplaced your original Ballot.  

Also, we received a few Ballots with no name, signature, Unit #, or any identifying writing.  If you feel that you may have sent such a Ballot, please call the HOA Office at 510-547-6431 to investigate and rectify this.

If anyone is uncertain how the follow the voting procedure explained by our HOA Attorney, please see the attachment to this email, which is a simple and easy to follow flow chart with only 3 steps.

250 Whitmore Roofing Update

Dear Residents,

Last year, Armstrong Roofing installed a new roof on your building.  We are very happy to say that during this past winter of very heavy rain, we had zero leaks through the new roof.  We did see some areas which need touch up work.  Armstrong will perform that touch up work Wednesday October 4.  If they are unable to enforce the Parking Permit granted by the City of Oakland, they will perform this work on Thursday, when parking will almost certainly be enforced.  Please do not park your cars in the first 5 parking spaces near your building, or where you see signs posted saying that parking is reserved.

2005 Pleasant Valley Ave Roofing Update

Dear Residents,

Armstrong Roofing will be on our roof Wednesday October 4 to perform “checklist” items only.  This will not involve any spraying or application of finish coats, since these were both completed last week.  This will be small things such as screens on roof drains and redirecting one roof drain.  They expect to use no blower, as in for cleaning.  Therefore, we should have little or no debris and a low level of noise.
